Property & Portfolio Management
Your Properties Should Have a Purpose.
Your Portfolio Should Have a Plan.
LSI Real Estate Services helps rental-property owners manage their properties and portfolios toward clearly defined financial and personal objectives.
Portfolio Objectives
Every property should have a job. Every portfolio should have a purpose.
The Owner's Problem
Owning Rental Property Shouldn't Mean Managing Every Problem.
You can own several properties, collect rent on time, and receive a monthly report — and still not know whether your portfolio is actually accomplishing what you need it to accomplish.
Performance
- Are my properties performing as they should?
- Are my rents appropriate?
- Am I spending too much on maintenance?
Strategy
- Should I keep, improve, refinance, reposition, or sell a property?
- Which property should I buy next?
- Is my portfolio producing what I originally intended?
Freedom
- Why am I still dealing with routine tenant issues if I hired a property manager?
Property management should give you more than reports. It should give you perspective.
The LSI Difference
Property Management Is Our Service.
Peace of Mind Is Our Product.
Predictability Is Our Mechanism.
Property Management
A competent property manager collects rent, coordinates repairs, leases properties, administers leases, communicates with tenants, maintains accurate records, and provides financial reporting. We intend to perform those responsibilities exceptionally well.
LSI Goes Further
Those responsibilities are the beginning of our role, not the end of it.
We first seek to understand what you want your portfolio to accomplish — then we manage your properties in relation to those objectives.
Predictability Without False Promises
We cannot eliminate the uncertainty inherent in real estate. We can set appropriate expectations, reduce avoidable surprises, anticipate foreseeable issues, measure performance, explain what results mean, and recommend appropriate next steps.
When something material happens, we answer
- 01What happened?
- 02Why did it happen?
- 03What does it mean?
- 04What do we recommend?
Portfolio Structure
Every Property Should Have a Job.
Different properties can serve different purposes. The important question is whether you know what job each property is supposed to perform.
Property 1
Current Income
Held primarily to produce dependable monthly cash flow.
Property 2
Appreciation
Held for long-term value growth in a chosen submarket.
Property 3
Debt Reduction
Operated to retire debt and build equity over time.
Property 4
Retirement Income
Positioned to support income later in life.
Property 5
Reposition / Sell
Improved, repositioned, and prepared for eventual sale.
Property 6
Legacy
Held intentionally for family or long-horizon purposes.
These are examples, not the only possibilities. The point is that each assignment is decided deliberately — and written down.
We document those assignments — and the objectives behind them — in the LSI Portfolio MOU, the shared reference point we manage against. More for owners.
The LSI Process
Management Begins With Understanding.
A repeatable sequence that keeps daily activity connected to what you actually want the portfolio to do.
- 01
Understand
We begin by understanding your goals and what the portfolio is intended to accomplish — before anything is managed.
- 02
Plan
We establish objectives, expectations, priorities, and management guardrails, so every decision has a reference point.
- 03
Manage
We execute the day-to-day property-management responsibilities within those guardrails.
- 04
Measure
We evaluate property and portfolio performance against the objectives and KPIs that were established.
- 05
Counsel
We explain what the results mean, identify options and risks, and recommend appropriate next steps.
- 06
Adjust
We change the management approach when properties, performance, markets, risks, or your objectives warrant it.Then the cycle continues — back to Understand.
Portfolio Performance
Know More Than What You Collected Last Month.
Reports tell you what happened. Performance management helps you decide what to do next.
01Financial
Net operating income, cash flow, rent growth, debt reduction, and — where relevant — return on invested capital and estimated appreciation.
02Operating
Occupancy, delinquency, tenant turnover, and maintenance cost.
03Asset
Property condition, deferred maintenance, preventive versus reactive work, and capital-improvement progress.
04Tenant
Tenant experience, repair response and resolution time, repeat requests, and recurring conditions.
05Owner
Owner intervention required, communication timeliness, reporting quality, and progress against your agreed objectives.
06Risk & Readiness
Insurance and renewals, tax exposure, compliance, lease expirations, major-system horizons, reserves, and deferred capital needs.
Performance is both what the portfolio is producing and how prepared it is for foreseeable issues. Each dimension is reviewed against the objectives documented in your LSI Portfolio MOU — then used to help decide what comes next.
Property Management Services
Professional Management of the Details That Matter.
Portfolio strategy only holds when the everyday work is disciplined. These are the fundamentals owners should expect from any professional property manager — the foundation LSI's portfolio-management approach builds on.
01Marketing & Leasing
Vacancies are marketed, showings coordinated, and leases executed — documented at each step.
02Tenant Screening
Applicants are screened under a consistent, documented process before leasing.
03Rent Collection
Rent collection is tracked, delinquencies documented, and payment activity reported.
04Maintenance Coordination
Repair requests are coordinated and documented from first notice through resolution.
05Lease Administration
Lease terms, renewals, and notices are administered and kept in accurate records.
06Financial Reporting
Statements and owner reports documenting income, expenses, and account activity.
07Property Inspections
Property condition is reviewed yearly and findings documented, so issues surface early.
08Turnovers & Make-Ready
Move-outs are processed and units prepared for the next tenancy.
09Tenant Communication
Tenant requests and notices are handled through a documented channel, with follow-up.
10Portfolio Performance Reviews
Results are reviewed against your portfolio objectives — not merely reported.
These are fundamentals owners should expect from any professional property manager. LSI’s portfolio-management approach builds on executing them well — so the performance you measure is supported by disciplined everyday work.

Owner Perspective
Built From the Owner's Perspective.
We understand owners because we've sat on the owner's side of the table — as investors, and across disciplines that shape how property decisions actually get made.
Investment Ownership
Decisions are viewed through your economic objectives and the tradeoffs behind them.
Brokerage
Acquisition, disposition, repositioning, and marketability can be considered in context when appropriate.
Property Management
Day-to-day operating realities are understood, not treated as abstractions.
Property Inspection
Property condition, deferred maintenance, and risk can be evaluated with a more informed eye.
Construction
Repair scope, make-ready, capital work, and project decisions can be approached more practically.
Development
Longer-term asset strategy, feasibility, sequencing, and capital implications can be considered more broadly.
Experience does not guarantee outcomes. It shapes the quality of the questions we ask — and the counsel we give.
Fit
We're Not the Right Property Manager for Every Owner.
That is a matter of alignment, not quality. The descriptions below are intended to help you recognize how LSI works — and whether that matches how you want your portfolio managed.
A Strong Fit
- Want their properties and portfolio managed toward clearly defined objectives.
- Value direct communication and candid counsel.
- Are willing to properly maintain and responsibly invest in their properties when needed.
- Want fewer routine operational decisions reaching them.
- Understand that long-term asset performance can require spending today to protect tomorrow.
- Value facts, KPIs, owner objectives, and experienced judgment when making decisions.
- Want a property manager who thinks beyond rent collection and maintenance coordination.
- Are willing to establish management guardrails and give LSI reasonable latitude to operate within them.
- Value a professional relationship built around stewardship, accountability, and long-term alignment.
Where Alignment Breaks Down
LSI is probably not the right fit when an owner consistently:
- Consistently decline necessary maintenance or investment while still expecting the property to perform.
- Prevent the manager from having enough authority to perform routine responsibilities.
- Expect impossible or guaranteed outcomes.
- Want improper or disrespectful treatment of tenants.
- Are unwilling to work within agreed expectations, guardrails, or the LSI Standard.
- Are primarily looking for the lowest price rather than alignment and value.
Alignment matters because an owner and a property manager share responsibility for outcomes. A management relationship without alignment eventually becomes frustrating — for the owner, the tenants, the team, and for LSI. LSI needs reasonable authority within agreed-upon guardrails, and owners remain responsible for approvals, resources, capital, and the decisions that appropriately require their participation.
